Job Description
Join UPS as a Building Maintenance Technician with a specialized focus on electrical and HVAC systems. This stable, full-time position is crucial for ensuring the operational efficiency, safety, and comfort of our facilities in The Woodlands, Texas. You will be responsible for performing a variety of skilled tasks, including installation, maintenance, troubleshooting, and repair of electrical systems, HVAC units, and other critical building infrastructure. This role requires a proactive approach to facility upkeep, a strong understanding of safety protocols, and the ability to work independently or as part of a dedicated team.
Key Responsibilities
- Perform routine and preventative maintenance on building electrical systems, including wiring, lighting, circuit breakers, and power distribution units, ensuring compliance with all codes.
- Inspect, diagnose, and repair HVAC systems, including air conditioners, heaters, ventilation systems, and refrigeration units, optimizing their performance and longevity.
- Conduct regular inspections of facilities to identify and resolve maintenance issues before they escalate, implementing proactive solutions.
- Execute minor plumbing repairs, carpentry, painting, and general facility upkeep as needed, maintaining a high standard of facility presentation.
- Maintain accurate records of all maintenance activities, repairs, and inspections, utilizing computerized maintenance management systems (CMMS).
- Adhere to all safety regulations and company policies, particularly concerning electrical and HVAC work, ensuring a safe working environment.
- Respond to emergency maintenance requests promptly and efficiently, minimizing downtime and operational disruptions.
- Assist in the procurement of materials and equipment for maintenance tasks, managing inventory and supplies effectively.
Required Skills
- Minimum of 3 years of experience in building maintenance with a strong emphasis on electrical and HVAC systems.
- Proven ability to troubleshoot, repair, and maintain commercial electrical systems (up to 480V) safely and effectively.
- Demonstrated proficiency in HVAC diagnostics, repair, and preventative maintenance for various types of units.
- Thorough knowledge of safety regulations and best practices related to electrical and HVAC work, including Lockout/Tagout procedures.
- Ability to read and interpret blueprints, schematics, and technical manuals accurately.
- Valid driver's license and reliable transportation.
- Strong problem-solving skills, attention to detail, and ability to work autonomously.
- Physical ability to lift heavy objects (up to 50 lbs), climb ladders, and work in various weather conditions and confined spaces.
Preferred Qualifications
- Relevant trade school certification or journeyman electrician license.
- EPA Universal Refrigerant Certification.
- Experience with Building Automation Systems (BAS) and controls.
- OSHA 10 or OSHA 30 certification.
- Proficiency with Computerized Maintenance Management Systems (CMMS).
